Conveyancing
Sale Costs - £750 plus VAT*
*This only includes our legal costs for drafting documents, putting together sales packs, exchanging Contracts, any mortgage redemption and completing the transaction. It does not include a bank transfer fee (£30) or third party costs including any mortgage redemption figure, Estate Agents’ commission, AML checks, copies of Title Deeds and/or Title Documents (usually c. £20 per item), management company/landlord packs, copies of planning or building control documents etc. These prices may vary. A full quote will be issued on instructions.
Purchase Costs (Freehold only) - £900 plus VAT*
Purchase Costs (Leasehold only or new build) - £1000 plus VAT*
*This only includes our legal costs for carrying out searches, drafting and checking documents, reporting on Title and Mortgage Offer, exchanging Contracts, pre-completion searches, completing, preparing and filing SDLT return and registration. It does not include a bank transfer fee (£30) or third party costs including stamp duty (https://www.tax.service.gov.uk/calculate-stamp-duty-land-tax/#/intro), HM Land Registry fees (http://landregistry.data.gov.uk/fees-calculator.html), search fees (between £250 - £350) or any costs associated with a mortgage arrangement. These prices may vary. A full quote will be issued on instructions.
Transfers of Equity/ remortgages - £500 - £600 plus VAT (subject to instructions), bank transfer fee (£30), copies of Title Deeds and/or Title Documents (usually c. £20 per item) and searches (see above).
NB These charges may be reduced for existing Clients. Fixed fees are offered on a discretionary basis only and maybe withdrawn in certain circumstances (eg excessive requests for updates, failure to provide instructions, documentation etc. See our Costs and Procedure Notice available from reception). These charges do not include our fees for aborted sales and purchases when the relevant fee earner’s hourly charging rate may be applied at our discretion. Further information can be obtained from reception.
Timescale – Length of the transactions is dependent on a number of factors, but usually takes between 6-10 weeks.
Wills
For a single Will our fees will be £200 plus VAT and for Mirror Wills our fees will be £350 plus VAT.
Probate (uncontested)
IHT205 - Estates under value of £325,000 (no Inheritance Tax payable) £3,000 - £5,000 plus VAT and disbursements.
IHT400 - Estates over value of £325,000 (more complex) £5,000 - £8,000 plus VAT plus disbursements
Potential Disbursements include:
• Probate Court fee of £300 (+ £1.50 per office copy)
• Bankruptcy – only Land Charges Department searches (£2 plus VAT per beneficiary)
• HM Land Registry Official copies of Register of title £4 plus VAT
Timescale – Length of the transactions is dependant on a number of factors, but is usually dealt with within 18 months. Please bear in mind that sometimes these matters can be swifter or in some cases can take considerably longer due to matters outside of our control. We will, however, make every possible effort to ensure that it is completed as soon as is reasonably practical and to keep you informed of the progress of you matter.
Employment – Unfair/wrongful Dismissals
Simple cases - £5,000 - £10,000 plus VAT plus third party costs (see below).
Complex cases - £15,000 - £20,000 plus VAT plus third party costs (see below).
The above quotes are based on hourly charging rates and include taking instructions, relaying advice; drafting Claim Forms/Defence; compiling list of written evidence; drafting witness statements and instructing experts (eg medical consultants etc) and attending case management hearings. The quotation for a simple case would involve attending 1 hearing on your behalf, but is restricted to cases that settle by agreement. A complex case is where there are a number of issues that will require more than 1 hearing and/or the matter proceeds to a final hearing/trial.
Third party costs will include Barrister’s fees (usually minimum £1,500 plus VAT per hearing), medical reports (prices vary, but usually a minimum of £500), copies of medical records etc.

If we are unable to resolve the complaint with you then you can have the complaint independently looked at by the Legal Ombudsman. The Legal Ombudsman investigates problems about service from lawyers.
Before accepting a complaint for investigation the Legal Ombudsman will check that you have tried to resolve your complaint with us first. If you have, then you must take your complaint to the Legal Ombudsman:
• No more than one year from the date of the act or omission being complained about; or
• No more than one year from the date when you should have realised that there was cause for complaint
